Nestled in Wears Valley, Vista Heights is a modern luxury retreat that backs up to the breathtaking Smoky Mountain National Park. Perched as the highest home in the development, this semi-secluded haven offers over 180-degree views of the mountains and valleys, promising relaxation, adventure, and unforgettable memories.
RECREATION
At Vista Heights, guests will enjoy a wide range of amenities, each designed to enhance your stay:
**Heated Indoor/Outdoor Pool**: Private, large, and heated to a comfortable 85 degrees year-round, the pool features two garage doors that open to sweeping mountain views.
**Outdoor Fireplace**: Relax by the wood-burning fireplace on the expansive covered deck, available October through April.
**Expansive Deck**: The covered deck is outfitted with outdoor games and a Sonos surround sound system for the perfect entertaining space.
**Theater Room**: A state-of-the-art theater with a 100” TV, tiered seating, surround sound speakers for immersive movie or gaming experiences.
**Game Room Loft**: Features a pool table, multicade, poker table, and a selection of board games for endless fun.
**Private Hot Tub**: With jaw-dropping views.
**Community Pool and Pond**: Enjoy free access to the Honey Suckle community pool and fishing pond nearby (Seasonal).
LIVING SPACES
Vista Heights Lodge is a newly built and furnished home designed with comfort and style in mind. Cathedral ceilings and an open floor plan maximize the incredible views available from multiple large windows. In the main living area, a cozy electric fireplace offers ambiance year-round, and guests can stream their favorite shows on a Smart TV equipped with Roku.
KITCHEN/DINING
The fully-equipped kitchen boasts granite countertops and an island perfect for meal prep or socializing. The adjacent dining room seats eight, with additional seating for three at the kitchen island. Out on the covered deck, you'll find outdoor dining for 8-10 and an electric grill for convenient cookouts, along with a park-style charcoal grill for traditional BBQ enthusiasts. A highchair and children's dinnerware are provided for families with little ones.
The kitchen is stocked with a dual coffee pot (brew/Keurig), air fryer, Crock-Pot, coffee grinder, bar kit, and all the essential cookware and utensils you’ll need for your stay. Please note: Charcoal is not provided.
BEDROOMS
Vista Heights Lodge features five bedrooms, each thoughtfully appointed for your comfort:
• 4 King Bedrooms: Each king bedroom includes a private bathroom, Smart TV and extra pillows and blankets.
• 1 Bunkroom: A built-in twin over full bunk bed creates the perfect spot for kids or extra guests, complete with its own Smart TV.
All bedrooms are equipped with essential toiletries, hair dryers, black makeup-specific towels, and makeup mirrors.
OUTDOOR SPACES
Take in the mountain vistas from the large, semi-secluded covered deck, which offers comfortable seating, outdoor dining, and a wood-burning fireplace. The beautifully landscaped property enhances your sense of peace and privacy, while the proximity to the Smoky Mountains ensures that adventure is always close at hand.

CONVENIENT LOCATION
Situated within the Wilderness Mountain Estates, Vista Heights is located just 1 mile off Wears Valley Road, making it a short drive to nearby attractions:
• 6 miles to Townsend
• 12 miles to Pigeon Forge
• 4 miles to the secret entrance to Smoky Mountain National Park
EASY ACCESS AND PARKING
The home is easily accessible via a wide, paved road that winds through the neighborhood. Some areas may be steep, typical for developments with stunning views. Parking is available for up to 5 cars on a paved surface, with additional gravel parking adjacent to the home. During winter weather, a 4-wheel or all-wheel drive may be necessary for safe access.
UTILITIES
High-speed internet is provided, along with a Level 2 Electric Vehicle charger. Please note that electricity and internet services may be temporarily interrupted during storms. The home relies on a well and septic system; please flush only toilet paper, and conserve water during power outages.
AMENITIES
Upon arrival, guests will find a starter supply of essential items to help them settle in:
• 2 rolls of toilet paper per bathroom
• Hand soap, bath soap, shampoo, and conditioner
• Laundry pods
• 1 roll of paper towels, dishwashing soap, and dishwasher pods
• Trash bags
• Coffee beans, creamers, K-cups, sugar packets, salt and pepper
SECURITY
There is an active, 24/7 recording video camera located at the front door. Guest access is provided via an electronic lock, and detailed check-in instructions are sent prior to arrival. This ensures both your safety and the security of the property. We ask that you do not tamper with or disconnect the camera, as this is a violation of house rules and may result in fines or termination of your stay.
BEAR SAFETY & WILDLIFE AWARENESS
Vista Heights is located in the heart of nature, where wildlife, including black bears, is a part of the natural environment. Bears can be dangerous if they become accustomed to human food, so it is essential to take precautions to avoid attracting them to the property. Guests must securely dispose of all trash in the provided bear-proof enclosures and ensure that the lids are completely closed at all times. Do not leave food or drinks unattended outside, and always clean the grill thoroughly after use. Lock all vehicle doors and do not leave any food or wrappers inside the car. Encounters with wildlife, such as bears, raccoons, skunks, and other creatures, are possible and should be handled with caution. We are not liable for any wildlife encounters or incidents during your stay. Remember, black bears are dangerous. Do not approach them or feed them under any circumstances.
CLEANING FEES
The standard cleaning fee is $450, which is less than our actual cleaning costs. This covers the comprehensive cleaning service required for a luxury home of this size, including the pool and hot tub.
Any damages, missing items, or breaches of house rules may result in a additional fees.
GUEST POLICIES AND RENTAL AGREEMENT
Guests must sign the rental agreement. The maximum occupancy is 12 guests, including children and infants, in compliance with local fire ordinances. Check-in is no sooner than 4 PM EST, and check-out is no later than 10 AM EST. Late check-outs without prior approval will incur a fee, and any check-out after noon will result in a full night's charge.
PROPERTY RULES
1. Smoking: Smoking is strictly prohibited inside and outside the property.
2. Condition of Property: The Guest is expected to return the accommodation in the same condition as received.
3. Pets: Pets are not allowed on the property.
4. Fireplace and Pool Room Doors: The fireplace is not operational from May 1 to September 30, in accordance with regional guidelines. The garage doors in the pool room must remain closed from November through March.
5. Noise: Guests must supervise their visitors and maintain noise at a reasonable level to avoid disturbing neighbors. Quiet hours are from 10:00 PM to 8:00 AM.
6. Wildlife: Do Not Feed the Bears. The property is in the Smoky Mountains, where wildlife encounters, including bears, are possible. Do not leave food or trash outside. Use the provided bear-proof containers and ensure they are securely closed. All trash must be placed in the bear-safe containers located near the front entrance. The Host is not liable for any wildlife encounters.
7. Water and Septic System: The property operates on a well and septic system. Only toilet paper should be flushed. Do not flush feminine products or any other items.
The entire property is available for your use, with the exception of two owners' closets and the equipment room, which are reserved for cleaning supplies and other items. We kindly ask that you refrain from accessing these areas.
